The design and construction of 35 new flats (23 one bedroom flats, 11 two bedroom flats and 1 studio) together with all associated basement parking, mains services, drainage, external works and landscaping. Tenure included twenty flats for General Needs for Rent and fifteen flats for Intermediate Rent/Shared Ownership constructed to Code for Sustainable Homes Level 3.

The site was already part constructed when we were appointed as Employer’s Agent. The scheme was originally being constructed for another Housing Association but was brought back by the Developer and offered to our Client.

We assisted in Pre-Contract negotiations between the Client and the Developer for the change of specification between the different Clients Employer’s Requirements where practical. The scheme was also dependant on the completion of the Contracts for the Strickland Garage Site adjacent, of which we also appointed as Employer’s Agent. We prepared  and produced Contract Documents in a tight timeframe as required by the Client in order for them to secure the project  and administered the Contract through to completion.

We were also appointed as the Clerk of Works and CDM Co-ordinator carrying out regular quality and Health and Safety Inspections including providing written reports to the Client. We provided a number of in-house services in which provided continuity for the Client and effective communication amongst the project team.
